The excuse is always water: a roof leak that ran for a season, a gutter that dumped water behind the fascia, a plumbing leak inside a wall, a crawl space with no vapor barrier, an attic with no ventilation, or the water damage from a storm that was dried on a guess instead of a meter. Kill the mold without fixing the water and it is back within the year, usually behind a fresh coat of paint where nobody sees it until it smells.

On a hard, non-porous surface like tile, a small area can be cleaned. On drywall, wood or insulation, bleach cleans the surface color and leaves the growth in the material, and the water in bleach can feed it. More importantly, cleaning does nothing about the moisture that caused it, so it comes back. If mold covers more than a few square feet or is on porous materials, it needs proper removal and the water source fixed.
Usually that it is inside a wall, above a ceiling, under a floor or in the crawl space, growing where a leak or condensation is feeding it. A musty smell is mold you cannot see. Moisture readings and an inspection of the likely water sources, starting with the roof and the crawl space, find it. Do not paint over the smell.
Almost always either a roof leak or a ventilation problem. A leak shows as a localized patch below a specific spot on the roof. Mold across the whole underside of the decking is condensation from an attic that cannot breathe, often made worse by bathroom fans or a dryer venting into the attic instead of outside. Both are roof-and-ventilation fixes, and we do both.
It can be, particularly for anyone with asthma, allergies or a weakened immune system, and any significant growth inside a home should be removed. We are not medical professionals and cannot advise on health effects; what we can do is remove the mold safely under containment and fix the water so it does not come back. It depends on the cause and the policy. Mold that resulted from a covered sudden event, such as a storm-damaged roof, is often covered as part of that claim, sometimes with a cap. Mold from long-term neglect or ongoing humidity generally is not. We document the cause so the claim is presented accurately and tell you honestly what to expect.
Control the water. Keep the roof and gutters sound, vent bathroom fans and the dryer outside rather than into the attic, make sure the attic has balanced intake and exhaust ventilation, put a vapor barrier down in the crawl space, and grade the soil so water runs away from the foundation. In Memphis humidity, running the air conditioning is itself a dehumidifier; a house left closed and unconditioned through the summer will grow mold.
